We are transforming Keilaniemenranta into a vibrant new centre of urban life — a place where work, leisure, and living blend seamlessly in a stunning seaside setting. Our development projects aim to elevate Keilaniemi into one of Finland’s most distinguished business and headquarters districts. To drive the area’s renewal, Strike Ky was established in 2022 as a joint venture between HGR Property Partners Oy, Ilmarinen Mutual Pension Insurance Company, and YIT Plc. Strike is responsible for key landmark projects — the K Tower, Valokeila, and The Keilaniemi District Parking Facility — all of which will bring state-of-the-art workspaces, diverse services, and inviting public spaces to Keilaniemi.

In the heart of Kaivopuisto, we have restored the iconic Marmoripalatsi to its historic splendour and introduced a new chapter for the building as an exclusive residential destination. The project was carried out in close collaboration with the Finnish Heritage Agency to ensure a respectful and authentic revival of this architectural treasure.

We acquired the historic Kaartin Lasaretti block from Senate Properties in 2020 and are now revitalising the area together with the City of Helsinki and local authorities. Alongside the already completed school and daycare buildings, the block will feature a major grocery store, a modern underground parking facility, and two contemporary office buildings — creating a thriving and multifunctional urban quarter.

We have received a planning reservation for the Hietalahdenranta area from the City of Helsinki. The aim is to reprofile the area into an attractive corporate base that forms an integral part of Helsinki's city centre.

Acquired at the end of 2020, Metallimiehenkuja 6–8 is undergoing a comprehensive transformation following an approved zoning amendment. Once completed at the end of 2026, the property will become the new home of Relex and will introduce valuable services to the area, including a grocery store and a lunch restaurant. The property is owned by Public Property Invest ASA.

We have received a planning reservation from the City of Espoo adjacent to Tapiola’s Kulttuuriaukio Square and have plans for a new development that both respects the values and heritage of the area and offers flexible commercial and business premises for future users.

Acquired between 2022 and 2024, the Tapiola Central Tower is set to undergo a respectful yet forward-looking refurbishment. Our goal is to transform this iconic landmark into a modern, flexible, and energy-efficient office building while preserving its architectural heritage. The project will also introduce several new restaurant concepts that are open to the public, bringing fresh vibrancy to the heart of Tapiola.

HGR Property Partners is going to develop a high-class planning area designated for detached and linked housing in Espoo Holken area, a parklike manor house milieu. The area’s architecture and landscape design will create a premium living area whilst respecting the nation-wide significance and values of cultural environment of Espoo manor.

We acquired the historic Uudenmaa Barracks in Kruununhaka in 2022 and are now shaping its next chapter. The Maurinkatu 1 building — sold in spring 2025 to Public Property Invest ASA — will provide purpose-built spaces for the Steiner School Elias and a City of Helsinki daycare centre by late 2026. At Liisankatu 1, our ambition is to create high-quality office premises while enhancing the building’s energy efficiency and flexibility, ensuring it meets the needs of modern users while honouring its heritage.

In 2020, we purchased the Niittyportti property in Espoo’s Niittykumpu district and reimagined it entirely for community-focused use. Formerly occupied by IF P&C Insurance Company, the building was transformed into a centre for social and health services. Today, it houses the Western Uusimaa Wellbeing Services County’s family centre and the area’s largest dental clinic — significantly enriching the neighbourhood’s service offering. This project marked several firsts for HGR: the introduction of a geothermal heating system as part of a major refurbishment, and the first time we tendered the construction contract independently while owning the property solely during the development phase. The renovation was carried out by NCC Suomi Oy, Pylon Rakennus Oy, and Restok Oy. In 2022, the property was sold to the eQ Care Property Fund.

The bright new office building Keilalampi was completed in late 2020. The main user is Nordic insurance company IF and other users are organizations within music industry: Gramex and Teosto. LEED and WELL certifications pending.

Two glass pavilions form the centre-point of Keilaniementori square offering a wide range of services for residents, workers, and visitors alike. There is a barbershop, a café, and several restaurants, which are open also outside the office hours, whatever the day of the week. The pavilions form the most central meeting place in Keilaniemi, just in front of the metro entrance.

The iconic Raaden Hammas was redesigned to meet the needs of modern business life and is now known as the Accountor Tower. At the same time, the first service development in Keilaniemi was created - complete with fitness centre, grocery store, coworking facilities and the popular scenic restaurant Lucy in the Sky. The property was sold in spring 2020 to a German fund managed by DWS.

This building was renovated into school and office space for the use of Otaniemi High School and the City of Espoo. The interiors of the red-brick building were renovated to be reconfigurable, making them suitable for a wide range of uses; as spaces for quiet work, meetings, or an arena for displays and performances. The project was completed in stages during 2018–2019. The property was sold in December 2018 to the eQ Hoivakiinteistöt special investment fund.

This architecturally striking new building was completed at Kasarminkatu 21 as business premises for Roschier, Danske Bank and Taaleri, among others. The project was inspired by law firm Roschier’s search for a new headquarters space in the city centre that could be tailored to their needs. The ideal space was found on the edge of Kasarmintori on the site of a former public works facility, that was demolished and replaced by a new building - increasing the appeal of the whole Kasarmintori area. The property was sold to an international real estate investor at the end of 2018.

This valuable property - designed by Florentin Granholm and completed in 1896 - went through a respectful and sensitive modernization and was restored to residential use. The project was completed in 2014 and sold in autumn 2015.

Purchased in 2007 in partnership with Sveafastigheter, this property was almost empty. It became fully leased, Wise Group Finland Oy as its main user. The property was sold to Brunswick Real Estate in 2015 as part of a larger real estate portfolio. However, the managing of this property continued until 2019.

The property was sold to Brunswick Real Estate in 2015 as part of a larger real estate portfolio. However, the managing of this property continued until 2019.

Herttokaari building at the address of Abraham Wetterintie 4, was purchased in 2007 in partnership with Sveafastigheter. The property was renovated, a new annex built and leased to Helsinki Vocational College. The other main user was Engineering office Lauri Mehto. The property was sold to Brunswick Real Estate in 2015 as part of a larger real estate portfolio. However, the managing of this property continued until 2019.

A single-tenant space was re-designed into a multi-user work and study centre that now houses the Academy of Fine Art as well as a cozy lunch restaurant. The Academy had long wrestled with air quality problems in its previous location and was in urgent need of a new base when it found a space at Park Vallila. The property was sold in spring 2015.

Purchased in 2011 in partnership with Sveafastigheter, this property had previously operated as offices for the teleoperator Sonera. The building was renovated and leased to the City of Helsinki in 2013. The property received a LEED gold certificate when development was complete. The building was sold at the end of 2013.

Acquired in partnership with YIT in 2010, this previously under-utilised property located at Ruoholahdenkatu 23 was fully renovated to better serve the needs of its tenants. It was also expanded by 1,300 square metres. The property received a LEED gold certificate on completion. Ruoholahdenkatu 23 was sold in December 2012 to Cordea Savills AB.

The Sturenkatu 21 property was purchased together with YIT in 2006. Undergoing extensive refurbishment, the building was completely remodeled into a modern and distinctive office and became the headquarters for international brand Unilever. As a protected property, development work was carried out in close partnership with the Finnish Heritage Agency. Sturenkatu 21 was sold in the spring of 2007 to Warburg-Henderson.

A commercial portfolio was established in late 2006 together with Sveafastigheter. The portfolio included 154 grocery stores throughout Finland, with four different retail space portfolios combined to form a single entity. Properties were developed, extensive leasing operations were carried out and hundreds of leases were renewed. The retail portfolio was sold in December 2007 to ERIV II, a fund managed by AXA REIM.
