Kaartin Lasaretti is a historic urban block being developed in Helsinki’s Hietalahti district, offering modern, prime commercial premises. The development combines a refurbished historic building with a new office building, with the spaces designed to meet the needs of their users. The commercial premises, due for completion in 2027–2028, will be developed in accordance with the principles of the circular economy and energy efficiency.

Kulttuuriaukio Office Block will bring two new office buildings, Länsitalo and Etelätalo, to the centre of Tapiola. They will offer modern and flexible office premises close to the metro station, central car park and local services. The development forms an integral part of the regeneration of Tapiola’s Kulttuuriaukio square.

We have restored the historic Marmoripalatsi in Kaivopuisto to its former glory and converted it back into a residential property. The development was carried out in close cooperation with the Finnish Heritage Agency.

Tapiolan Keskustorni offers modern office premises to let in the heart of Tapiola, close to local services and excellent public transport connections. Due for completion in 2027, the development combines flexible office spaces, comprehensive services and a prime location close to the metro station. Keskustorni is part of the wider regeneration of Tapiola’s Kulttuuriaukio.

Uudenmaan Kasarmi is a historic barracks complex in Helsinki’s Kruununhaka district, being transformed into modern commercial premises. The spaces at Liisankatu 1 will be refurbished into contemporary working environments while respecting the building’s historic character. The development is targeted for completion in 2027 and will be delivered in accordance with LEED and WELL requirements.

Keilaniemi Tower is an office tower under development in Keilaniemi, Espoo, offering modern and flexible office premises in a high-quality headquarters environment. The approximately 53,000-square-metre development is located close to the metro station, the Raide-Jokeri light rail line and major transport routes. Targeted for completion in 2028, the development aims to achieve LEED New Construction Platinum and WELL Core & Shell Platinum certifications.

Valokeila is a modern office development under construction in Keilaniemi, located next to the terminus of the Raide-Jokeri light rail line and the metro station. The approximately 63,000-square-metre development offers flexible office premises to meet the needs of a wide range of businesses. Valokeila is scheduled for phased completion between 2028 and 2030 and is targeting LEED Platinum certification.

We acquired the property in late 2020. Following the completion of a detailed plan amendment, an extensive refurbishment project was launched at the property. Upon completion at the end of 2026, the development will provide premises for its main occupier, RELEX, as well as services for local users, including a grocery store and a lunch restaurant. The property is owned by Public Property Invest ASA.

We have been granted a planning reservation by the city of Helsinki for the Hietalahti waterfront area. The aim is to establish the area as a headquarters district and integrate it more closely into Helsinki’s inner city.

HGR Property Partners is developing high-quality low-rise housing in the park-like manor setting of Holken in Espoo. The area will become a high-quality residential district distinguished by its architecture and landscape design, while respecting the values of Espoonkartano’s nationally significant cultural environment.

Accountor Tower is an iconic office tower in Keilaniemi, Espoo, which was transformed from Fortum’s former headquarters into a modern workplace hub. The property offers modern and flexible office premises, a wide range of services and excellent transport connections close to the metro station and Raide-Jokeri light rail line. The extensive redevelopment was completed in 2019.

Kasarmikatu 21 is an architecturally striking office development located in Helsinki’s Kaartinkaupunki district. The project originated from Roschier’s need to find headquarters premises in the city centre that could be tailored to its requirements. The new building, constructed on the site of the former Public Works Department building, enhanced the profile of the entire Kasarmintori square. The property was sold to an international real estate investor in late 2018.

Niittyportti 4 is an office development in Niittykumpu, Espoo, which was transformed into a centre for public services. The property now houses the Family Centre of the Wellbeing Services County of Western Uusimaa, as well as the area’s largest dental clinic. As part of the refurbishment, a geothermal heating system was installed at the property. The property was sold in 2022 to eQ Care Properties Special Investment Fund.

The bright and spacious Keilalampi office building was completed in late 2020. The property’s main occupier is If Insurance, while other occupiers include music industry organisations Gramex and Teosto. The property is seeking LEED and WELL certifications.

Tietotie 6 is an office and educational property in Otaniemi, Espoo, which was refurbished for use by Otaniemi Upper Secondary School and the City of Espoo’s authorities. The interiors of the red-brick building were renovated into flexible spaces for working, teaching and meeting. The property was completed in phases between 2018 and 2019 and was sold in December 2018 to eQ Care Properties Special Investment Fund.

The two glass pavilions completed at Keilaniementori offer a wide range of services for everyone in the area. The market square pavilions are home to a hairdresser, a café and several restaurants, which are also open outside office hours. The pavilions form Keilaniemi’s central meeting place, located directly in front of the metro entrance.

Designed by Florentin Granholm and completed in 1896, this prestigious property was modernised and restored to its original use as a residential property, while respecting its original architecture. The project was completed in 2014 and the property was sold in autumn 2015.

Sinikalliontie 5 was acquired jointly with Sveafastigheter in 2007. At the time of acquisition, the property was almost vacant and was subsequently fully let, with Wise Group Finland Oy as its main occupier. The property was sold to Brunswick Real Estate as part of a larger property portfolio in 2015. We continued to manage the property until 2019.

Vattuniemenkatu 5 was acquired jointly with Sveafastigheter in 2008. At the time of acquisition, the property was becoming vacant and, following refurbishment, was fully let on several occasions. The property was sold to Brunswick Real Estate as part of a larger property portfolio in 2015. We continued to manage the property until 2019.

We acquired the Herttokaari property at Abraham Wetterintie 4 in 2007 together with Sveafastigheter. The property was refurbished, an extension was constructed, and the premises were let to the City of Helsinki for use as a vocational school. The property’s other main occupier was engineering consultancy Lauri Mehto. The property was sold to Brunswick Real Estate as part of a larger property portfolio in 2015.

A single-occupier property was transformed into modern working and study spaces for multiple occupiers, the largest of which is the Academy of Fine Arts. A welcoming lunch restaurant was also opened at Park Vallila. The Academy of Fine Arts, which had been experiencing indoor air quality issues, urgently needed new premises and found suitable accommodation at Park Vallila. The property was sold in spring 2015.

We acquired Kantaatti at Elimäenkatu 23 in 2011 together with Sveafastigheter. The property had previously been used as an office by Sonera. Kantaatti was refurbished and let to the City of Helsinki in 2013. Following the development, the property achieved LEED Gold certification. Kantaatti was sold in late 2013.

Ruoholahdenkatu 23 was acquired jointly with YIT in 2010. The property was refurbished, extended by 1,300 square metres and the use of space by tenants was optimised. Following the development, the property achieved LEED Gold certification. Ruoholahdenkatu 23 was sold to Cordea Savills AB in December 2012.

Sturenkatu 21 was acquired jointly with YIT in 2006. As the property is protected, the development was carried out in cooperation with the Finnish Heritage Agency. As part of an extensive refurbishment, the Functionalist-style building was completely transformed into a modern office building and became Unilever’s headquarters. Sturenkatu 21 was sold to Warburg-Henderson in spring 2007.

The retail property portfolio was established in late 2006 together with Sveafastigheter. The portfolio comprised 154 grocery stores across Finland. Four separate retail property portfolios were combined to create a single integrated portfolio. The properties were developed, extensively marketed to tenants and hundreds of lease agreements were renewed. The retail property portfolio was sold in December 2007 to ERIV II, a fund managed by AXA REIM.
